a Comparative Market Analysis of your home. This will include information about:
the current Real Estate marketplace; all comparable homes for sale in your neighbourhood;
recently sold comparables; expired listings. I will provide you with a written
evaluation of your home, enabling you to make an informed decision as to the fair
market price for your home.
- Prepare
and follow a comprehensive Marketing Plan of Action for your home.
- List
your home on the MLS (Multiple Listing Service), a database of properties for
sale that all Realtors can access.
- Take
pictures of your home and ensure that these show your home to its best advantage
on the Internet (www.mls.ca, www.realtylink.org,
www.dexterrealty.com,
www.lisamacintosh.com)
- Advertise
your listing weekly in the Real Estate Weekly and Realty Link newspapers.
- Prepare
numerous marketing materials to help promote the sale of your home including "feature
sheets", and "just listed flyers".
- Hold
Open Houses and arrange and be there for all showings of your home.
- Keep
you informed at all times as to the progress of the sale of your home.
- Advise you
on all offers that are received and negotiate the Contract of Purchase and Sale
for your home, ensuring that you get the highest dollar value for your home with
the best possible terms.
- Arrange,
and be present for, any agreed upon Home Inspection.
- Obtain
at least three quotes for you for the legal transfer of the Title of your property,
send all documentation to your chosen Lawyer or Notary and Follow
up with your Lawyer or Notary prior to completion to ensure a smooth closing.
- Transfer
the keys to the new owner.
